Community Description
Buildable plans prices reflect “On Your Lot” cost with lot costs starting at $40k
Sugarmill Woods is a unique Florida community located in
Citrus County on the “Nature Coast.” As
one of Maronda Homes’ largest new home communities, Sugarmill Woods is sure to
please any future home buyer. Unlike most of the State of Florida, Sugarmill
Woods has gently rolling hills and an abundance of trees. Our community is lined with beautiful
and scenic trees, flowers, and native shrubbery.
Sugarmill Woods features a relaxed mix of traditional golf course homes, world-class amenities, and a deep
sense of appreciation of nature and the habitat which surrounds your home.
A Relaxed Lifestyle with no traffic jams or long
lines and just the serenity and beauty of your surroundings is found at
Sugarmill Woods.
Sugarmill Woods was designed
with ecologically-minded planning from the beginning with naturally wooded home sites throughout. In fact, our community was designed with
greenbelts throughout community to keep the natural feel. Sugarmill Woods is comprised of several “Villages,” each providing its own unique neighborhood feel. We currently build in Oak and Cypress
Villages of Sugarmill Woods.
We are a deed-restricted resort community with scattered
lots, meaning that you can choose from one of our lots in the community or
supply your own for us to build on. This
means that the starting prices advertised do not include the lot price. Our deed restrictions will keep the integrity
of the community for years to come. Best
of all, the yearly HOA fees are only around $150 per year.
A Golf
Lovers Paradise…
Sugarmill Woods offers 45 holes of golf between 2
championship golf courses connected to the community. Sugarmill Woods Country Club features 27
holes of golf and Southern Woods Country Club offers a Hale Irwin designed 18
hole course. Both courses retain the
natural beauty of the Suncoast area and offer full restaurants, lounges, and pro
shops. This picturesque golf setting of elevated greens, winding terrain, live
oaks, and pines creatures a golf lover’s paradise. The country club facilities also include
tennis courts, shuffleboard, racquetball, and swimming pools. World Woods Golf Club and El Diablo are two
additional nearby courses to play outside of the community.
About the area…
Located in Homosassa, Sugarmill Woods is a
short jaunt to Interstate 19, along with being near major highways that make
travel easy. At the Yulee Sugar Mill
State Park, you can visit a sugar mill used to supply troops during the Civil
War. In the nearby Citrus County seat of Inverness, don’t miss the historic
county courthouse, now more than 100 years old.
Citrus County is a historic area where quaint villages and Native
American sites are a real thing. The area embraces some of the country’s most fascinating cultural histories
while also looking to the future with a modern
hospital and medical facilities and modern public school complexes like
the highly regarded Lecanto Schools that provide high educational standards.
On Florida’s Gulf Coast, near the southern end of what many
call the Big Bend, Homosassa serves as home to several state parks, including
Homosassa Springs Wildlife State Park, where you can view manatees from an
underwater observatory. With its proximity to area beaches, the
Homosassa area is excellent for freshwater and saltwater fishing as well as
canoeing and boating. Nearby Fort Island
Gulf Beach offers a boat ramp into the Gulf of Mexico for recreational
watersports. Also nearby is Pine Island. Beach with picnicking pavilions and scalloping in season.
Sugarmill Woods is a tranquil and serene location that you
can finally call home.
