Lyonia Model

The Lyonia by Lennar is a spacious two-story villa available in Estates of Boynton Waters, a new home community in Boynton Beach, Florida. Offering approximately 3,360 square feet of living space, this floorplan includes five bedrooms and four bathrooms, giving buyers plenty of room for family, guests, working from home, and everyday relaxation. Pricing for the Lyonia currently starts at $919,990.
The first floor is designed around an open and comfortable main living area. The kitchen connects naturally with the dining area and Great Room, creating one large gathering space that works well for everything from casual weekday meals to entertaining friends and family. Just beyond the main living space, a covered patio extends the home outdoors and provides a comfortable place for dining, relaxing, or enjoying South Florida evenings.
A flexible room on the lower level adds another layer of versatility. Depending on the homeowner’s needs, it could become a private office, hobby room, fitness space, playroom, or more formal sitting area. The first floor also includes a bedroom, a particularly useful feature for overnight guests, older family members, or anyone who prefers accommodations without having to go upstairs.
The second floor holds the majority of the home’s private living spaces. Three secondary bedrooms provide room for family members or guests, while the owner’s suite serves as the primary retreat. Its placement upstairs creates separation from the busier gathering areas below. A generously sized loft adds another shared living space and could easily be used as a media room, gaming area, children’s lounge, or relaxed upstairs family room.
With five bedrooms, multiple gathering spaces, a flexible first-floor room, and indoor-outdoor living built into the layout, the Lyonia offers a practical combination of space and adaptability. At 3,360 square feet, it feels substantial without wasting space on rooms that may rarely get used. For buyers searching for a new construction villa in the Palm Beach market, the Lyonia at Estates of Boynton Waters offers a well-rounded floorplan in a desirable Boynton Beach location.
